Platform approach
We invest in high quality real assets, add value through active asset management and build out best-in-class teams and operations around them. The combined AssetCo – OpCo is what we refer to as a platform. Usually the capital structure is separated and optimised amongst the assets and the operations. This capital tranching creates economies of scale, and optimises risk-adjusted rates of return for us and our partners.
In some cases Copley Point provides all of the human capital to the platform. More often we work with third-party management teams, using our expertise and experience to help grow them into best-in-class businesses.
Our platforms
Renewables
Rendesco is the UK’s leading clean heat network developer and operator. Its networks combine geothermal boreholes with ground source heat pump technology to decarbonise Britain’s buildings, while creating low-cost heating and cooling. It directly owns and/or manages the heat networks it develops, which are a widely recognised green infrastructure asset class due to the long-term, inflation-linked income created. Already owned and under construction connections generate 20,000 MWh of renewable heat annually, servicing 4,500 homes. Its networks save around 2 tonnes of CO2 per connection per annum.
Copley Point is a major investor, backing management early-on in its vision to scale and institutionalise the platform. It also supported successive capital raising activities including the formation of the Last Mile Heat joint venture with Last Mile Infrastructure Group, which is owned by Infracapital, the infrastructure investment arm of M&G Plc.
Supply chain real estate
Block Industrial owns, manages and develops logistics and industrial real estate across key markets in the UK. The platform aggregates high quality assets that are essential to supply chains. It seeks to support logistics sector trends related to population growth, supply chain security and the decarbonisation of property. The Block Industrial portfolio is being continually optimised to deliver future proofed solutions to occupiers, and long-term attractive risk adjusted returns to investors.
Growth capital – infrastructure and clean energy
Kenmore Ventures is an early-stage to scale-up investor, providing flexible and patient seed and growth capital to innovative ideas and businesses solving real world problems. It leverages Copley Point’s expertise in real assets and energy to solve problems in the built environment, clean energy and essential infrastructure sectors. Kenmore Ventures has a multi-discipline team with a deep understanding of value, and will invest in areas overlooked by traditional venture capital. It can participate in different parts of the capital stack.
It deploys capital and resource creatively. Example solutions include small-scale/ ‘first of a kind’ climate project finance, seeding ideas while providing executive resource, or merging a seed idea into an existing platform.
