Block Industrial acquires DHL distribution centre in Swift Valley Park, Rugby

1 September 2022

Block Industrial has announced the acquisition of a 334k sq.ft. cross-docked distribution warehouse leased to DHL located in Swift Valley Park, Rugby. DHL operates multiple contracts out of the property including the European distribution operations for one of its key customers.

Following the recapitalisation of the Block Industrial platform by Brookfield’s real estate secondaries business in April 2022, this is the fourth bolt on acquisition by Copley Point Capital and Brookfield. The platform continues to focus on acquiring high quality properties in established logistics locations in the UK.

The property is located inside the Golden Triangle in close proximity to the interchange of the M1 and M6 motorways, a key arterial hub for UK distribution. 90% of the UK’s population is located within a 4-hour drive time of the property.

The portfolio’s tenant roster and geographic exposure has been further enhanced through this acquisition. With several further transactions set to complete soon, the Block Industrial platform is on track to significantly increase its portfolio in the near term.

Guillaume Savoie-Coulonval, Director at Copley Point Capital said:

“We look forward to supporting DHL in its onsite operations. We remain acquisitive and continue to offer a reliable solution to sellers in the current market environment.”

Copley Point Capital was advised by AtlasRE, CMS, SLR Consulting and Brown Bear Building Consultancy.
