Platform approach
We invest in high quality real assets, add value through active asset management and build out best-in-class teams and operations around them. The combined AssetCo – OpCo is what we refer to as a platform. Usually the capital structure is separated and optimised amongst the assets and the operations. This capital tranching creates economies of scale, and optimises risk-adjusted rates of return for us and our partners.
In some cases Copley Point provides all of the human capital to the platform. More often we work with third-party management teams, using our expertise and experience to help grow them into best-in-class businesses.
Example platforms
Renewable infra in residential real estate
Rendesco is the UK’s leading clean heat network developer and owner-operator. Its networks combine geothermal boreholes with ground source heat pump technology to decarbonise Britain’s buildings, while creating low-cost heating and cooling. It directly owns and/or manages the heat networks it develops, which are a widely recognised green infrastructure asset class due to the long-term, inflation-linked income created. Assets developed or operated across the UK generate 28GWh of sustainable energy annually, servicing more than 10,000 homes. Its networks save around 2 tonnes of CO2 per connection per annum.
Copley Point is a major investor, backing the management team early-on in its vision to scale and institutionalise the platform.
Supply chain real estate
Block Industrial owns, manages and develops logistics and industrial real estate across key markets in the UK. The platform aggregates high quality assets that are essential to supply chains. It invests along logistics sector trends related to population growth, supply chain security and the decarbonisation of property. The Block Industrial portfolio is being continually optimised to deliver future proofed solutions to occupiers, and long-term attractive risk adjusted returns to investors.
